Viewing Appointments
Viewings of properties to let can be arranged for any day of the week at a time of your convenience, unless of course we have been given set times for visits by the landlord or sitting tenant. We want you to rent our properties and will be as flexible as possible to promote this possibility.
All viewings are accompanied by a member of our Cheltenham lettings team. It is usual to meet at the property however we can arrange for you to meet at our office. If you do not have transport we can in some instances offer to take you to the viewing appointment.
Property Reservation & Administration Fees
In the event of matching a suitable property to let we require that you pay your administration fees in advance so as to offer the landlord some security before we remove their property from the available list. The money we take is split between paying for background checks and the holding of a security deposit. The remaining monies will then be processed as the fee for creation of contracts and staff time spent on administration of the process.
Reference process
Our landlords require that all prospective candidates have been properly checked for any issues which would cause them to be a higher risk tenant. This process is made simple by our using a professional reference agency. Each prospective tenant will complete a simple form that allows a professional agency to run the required checks. Some problems can be dealt with by offering us a guarantor or paying additional rental monies in advance.
Deposit
We require that a security deposit is held against each property rented through us. This money is registered with the Tenancy Deposit Scheme and is thus secure throughout the period of the tenancy. Please ensure that you keep a record of your deposit I.D. number as it will be required at the end of your occupancy. Our aim is that all properties are kept to a high standard and that all deposits returned in full following the inventory based check out. We will only apply for access to deposit money in the event of a property being left in an unacceptable condition.
Tenants must make us aware of any error held on the inventory within one week of taking occupancy. We will then investigate comments and modify records if appropriate.
Inspections & maintenance
During the tenancy we will make tenants aware of any required visits to their home by our property management staff and contractors. Unless work is required to be done on an urgent basis we will give twenty four hours notice before anyone enters the property. Inspections will initially be carried out after three months and then following this they will be every six months.
Submitting notice
Please ensure that your notice to leave a property is given at least one month in advance of the date you will vacate. If you vacate prior to the end of your agreed term of tenancy you will be billed for the remaining days unless a new tenancy is to begin on the property in that period.
Following the end of your tenancy we will arrange for one of our team to visit the property with the inventory to ensure it is returned in a reasonable condition taking into account fair wear and tear. Only once this has been carried out can we begin the process to release deposit monies.
